Each has their own niche geared toward a particular set of buyers.&amp;nbsp;Buyers with limited income, large families and a desire to live in an upscale neighborhood with outstanding schools&amp;nbsp;have different priorities than a middle-aged buyer who wants top level quality in a home, but is not too concerned with size.&amp;nbsp;Each of these buyers might want to spend $250,000 on their home.&amp;nbsp; &lt;/p&gt;&lt;p&gt;The family&amp;nbsp;oriented buyer might&amp;nbsp;find an ideal home in northwest San Antonio.&amp;nbsp; It has 5 bedrooms, 3 baths, and 2,600 square feet of living space.&amp;nbsp; The home is solidly constructed, but it doesn&amp;#39;t have a lot of frills.&amp;nbsp; The counter tops are formica, baseboards are bare minimum, built-in appliances are from the lower price range, and the exterior of the home is mostly constructed with a very durable synthetic material.&amp;nbsp; &lt;/p&gt;&lt;p&gt;The middle-aged affluent buyer finds a home in the same area of San Antonio.&amp;nbsp; His home is in a gated community, on a slightly larger lot, has a four-side brick exterior and 1,800 square feet of living space&amp;nbsp; This buyer has gone to the builder&amp;#39;s design center and selected corian-top counters, hardwood flooring, and upgrade appliances, whirlpool tub, a fireplace for his new San Antonio, TX home.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Each of these buyers is pleased with their selection.&amp;nbsp; Their needs have been met and they are living in an environment that suits their individual needs. &lt;/p&gt;&lt;p&gt;The bottom line is, when someone asks me which builder is best and which areas are the most desireable&amp;nbsp;I immediately ask them to define their needs.&amp;nbsp; The Veteran Land Board now offers a one-time closing with up-front funding (4 business days after closing) of the full amount of the loan. The veteran should not advance funds to a contractor, nor should the veteran purchase materials prior to the receipt of loan proceeds from the Veterans Land Board.&amp;nbsp; Usually, the funds are distributed to the contractor as work is completed.&amp;nbsp; 31 days after completion of the required work, the agreement usually calls for&amp;nbsp;a final payment of 10%. Fueled to some extent by national media attention given to the Alamo City as the number one city in the country to invest in real estate, the number of sales during this timeframe kept the local industry buzzing, as realtors, mortgage lenders, and title companies scrambled to keep up with out-of-state investors flying into town, or in some cases, buying properties sight unseen,&amp;nbsp; trusting in their local real estate representative to pick out the good buys for them.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Times have changed, as big city markets have taken a nose-dive;&amp;nbsp; lower sales prices, fewer sales, massive foreclosure rates,&amp;nbsp;and unsold homes lingering on the market have&amp;nbsp;been the norm for these markets.&lt;/p&gt;&lt;p&gt;Is San Antonio any different?&amp;nbsp; Sales are down, foreclosures are up, and like the rest of the country, the number of unsold homes on the market is high.&amp;nbsp; But, there is at least one thing that&amp;#39;s different in the Alamo City.&amp;nbsp; In spite of the bad times, sales prices, at least in the far northwest corridor of San Antonio have remained virtually unchanged.&amp;nbsp; One long-time San Antonio investor put it this way.&amp;nbsp; &amp;quot;San Antonio buyers are rubber-necking.&amp;nbsp; They&amp;#39;re looking over their shoulder at what&amp;#39;s happening in the rest of the country, and have slowed down to watch.&amp;quot;&amp;nbsp; &lt;/p&gt;&lt;p&gt;We&amp;#39;ve been through the same scenario many times in the past.&amp;nbsp; And those who have watched the changing market know that San Antonio will be back to normal long before most of the rest of the country.&amp;nbsp; Job growth, favorable climate attracting new businesses, and continuing national media attention ranking San Antonio high in many categories that make it a great city with unlimited future potential, will once again lead to a rapid recovery of our real estate market.&amp;nbsp; &lt;/p&gt;&lt;p&gt;The following statistics, covering sales in the far northwest corridor of San Antonio, TX (MLS map areas 1,2 and 3) support this conclusion. At the time it was &amp;quot;out in the middle of nowhere,&amp;quot; according to the friend who had encouraged me to make the trip.&amp;nbsp; And he was right.&amp;nbsp; From Bandera Road in Leon Valley,&amp;nbsp; over a leisurely drive of approximately eight miles, there was very little commercial or residential activity along the way.&lt;/p&gt;&lt;p&gt;A lot has changed since then.&amp;nbsp; Bandera Road is now engulfed with commercial businesses, and tens of thousands of new residents have ventured into the area as the northwest San Antonio building boom, which began in the mid 1970s and continues to this day, required pioneers in small towns between San Antonio and Helotes to adapt their way of life to the changing conditions.&lt;/p&gt;&lt;p&gt;As the story might go, Helotes would be caught up in the changes, but this is not quite the way it is.&amp;nbsp; Residents have endured the growth and the increase in traffic through their city of 4,285 inhabitants (2000 census).&amp;nbsp; The mystique in this small country town, that was originally a stagecoach stop between San Antonio and Bandera, TX, thirty miles to the north, remains intact.&lt;/p&gt;&lt;p&gt;The annual Cornyval Festival in Helotes, which began in the 1960s, and is held the first week of May each year, is the same fun-filled event today that it was in its first year, with food, arts and crafts, PRCA rodeo performances, and a carnival midway with rides, games and amusements available throughout the four day event.&lt;/p&gt;&lt;p&gt;Several restored limestone buildings, dating back to the 1800s, are reminders of the rugged existence the multi-cultured community, which can be traced back to Canary Island settlers in the the 16th century, has endured.&amp;nbsp; The Marnoch building, which has served as a family residence, a stagecoach stop and a post office, and is now again a family residence, is typical of these structures, some of which can be viewed from the main thoroughfare on Bandera Road.&lt;/p&gt;&lt;p&gt;If I could pick one of&amp;nbsp;these landmark buildings that exemplifies the country atmosphere that I sense when I visit or drive through Helotes, it would be Floore&amp;#39;s Country Store, a local country restaurant and dance hall, were Willie Nelson is reputed to have started his famed career.&amp;nbsp; Opened in 1946 by John T.
